Job Title : Finance Mgr /Senior Finance Manager Job Grade : Executive
Reporting to ( Job Title ) : Direct reporting to Financial Controller
Overall purpose of job : To assist the Financial Controller in all finance-related work.
Main activities / tasks ( Principal accountabilities ) :
Finance Operations 1. Supervise and guide the accounting staff in payment processing, sales receipts management, bookkeeping, month-end closing, etc. Ensure accounting data are promptly and accurately updated for monthly reporting 2. Design the work flows and ensure sufficient segregation of duties are in place. 3. Regularly review processes to ensure they are effective and efficient in line with different stages of the development, e.g. from construction phase to sales launch to handover.
Internal Controls, Policies and Procedures 1. Ensure compliance of relevant Policies and Procedures by all staff. 2. Provide guidance to on policy interpretation, problem resolution, etc. 3. Review and provide suggestion to improve the Policies and Internal Control Procedure to Financial Controller/Senior Management)
Reporting 1. Assist the Financial Controller in ensuring the financial reports are drawn up correctly 2. Coordinate & ensure timely reporting of monthly and quarterly results. 3. Coordinate & ensure timely submissions & forecasts/budgets. 4. Other ad-hoc reportings.
Cash Management 1. Coordinate with Marketing to evaluate suitable end-purchasers-financing banks before sales launch. 2. Assist in cashflow projection to ensure adequate funding for construction. Providing timely reporting on the cashflow projection 3. Ensure optimum usage of surplus funds.
Tax Planning and Management 1. Tax planning at all stages of the project development, with the objective to minimize tax burden within the allowed parameters of the laws. 2. Manage external tax consultants and maintain cordial working relationship with tax officials.
Others 1. Identify training and development needs of subordinates and put up training plan, including on-the-job training (if relevant). 2. Liaise with external auditors on auditing issues. 3. Any other tasks/projects to be assigned as and when needed. Knowledge and skills :
? Good working knowledge of prevailing PRC accounting standards, tax rules and regulations, foreign exchange regulations and other statutory requirements, esp. those relating to real estate
? High computer literacy : MS Office Excel, esp. in designing financial simulations Education, qualification and special training :
Minimum Bachelor Degree in Accountancy, or ACCA with 中级职称
Experience:
At least 8 years working experience with 3 years in supervisory role, preferably with Big 4 accounting firms, multinational companies or real estate developers
Personality traits : Excellent analytical and problem-solving skills. Good interpersonal skill, strong leadership and a team-player. Honest, matured and meticulous with high degree of accuracy, Self driven and able to work under tight reporting deadlines Good understanding of English
Other requirements : ( if any )
Able to relocate to another city, when the need arises
